The recent temperatures have reminded us that we have said goodbye to our quick Texas spring and are moving into summer now. I hope that you’re finding many ways to enjoy the slower pace of life that we are all experiencing. I know that personally I have been loving more time at home with my family and connecting deeper with my community of amazing neighbors. It’s been great to hear stories and see pictures of all of the creative ways people are staying connected.
The Austin real estate market is still very strong. We had a lot of forward momentum coming into the Shelter In Place (SIP) and that made for a busy March and April. There is chatter in our industry that our traditionally busy spring market will likely shift into summer given that much of the listing inventory is in a holding pattern. There is no doubt that homeowners are reevaluating their housing requirements now that everyone is home. I’m getting calls daily to discuss options for more yard, more office space, pools, and just more space to spread out.
A few interesting facts:
// Searches for single family homes are up 40% since SIP
// Searches for pools have tripled since SIP
// Just this week there were 872 new listings in the Austin area
// There are 613 homes in “temporarily off market” status which we have to assume will be re-listing soon
// Multiple offer situations are still the “norm” in many micro markets around the city
// Finally, Happy Mother’s Day to all of the amazing mom’s out there! You’re doing a great job!
